A government announcement which could see up to 48,000 homes built across England, has been welcomed by the D2N2 Local Enterprise Partnership (LEP).
The new garden villages programme, announced by the Department for Communities and Local Government yesterday (Jan 2), will see 14 sites across the country developed, each of which will hold from 1,500 to 10,000 new homes. This includes plans for the Infinity Garden Village, which will be located south of Derby City Centre near the A50 and Infinity Park.
D2N2 is the LEP for Derbyshire and Nottinghamshire and works with its areas businesses, skills and training providers, community and voluntary organisations and local authorities to help create jobs, attract investment, and deliver new homes, with the aim of creating 77,000 new homes in the D2N2 area in ten years (2013-2023).
Housing projects that D2N2 has been involved with include:
- Castleward Derby (pictured) – which will see the creation of 800 new homes and 34,550 square feet of commercial space in Derby City Centre when fully complete – to date 186 homes have been built and the majority of these have already been sold.
- A46 Rushcliffe corridor development sites – at RAF Newton, Cotgrave (including town centre regeneration) and Bingham – creating an anticipated 1,600 houses;
- Development of land adjacent to the Rolls Royce Hucknall plant, to create 800 homes;
- Harworth Access Road junction improvements; enabling employment and housing development at three locations, opening the way for 855 homes;
- The A61 Chesterfield corridor, providing additional capacity to enable development, including 3,500 homes along the corridor;
- Newark Southern Link road, a new single carriageway with roundabout junctions, to unlock an urban extension on Newark’s south side and create 3,200 houses;
- Drakelow Park project, south Derbyshire; with D2N2 funding a bridge across the River Trent and bypass around Walton, to unlock 2,100 dwellings.
The new garden villages will look to create new places and communities, rather than extensions to existing settlements. They will have access to a £6 million fund over the next 2 financial years to help unlock the full capacity of sites, provide funding for additional resources and avoid delays. This is in addition to Government infrastructure funding programmes including the new £2.3 billion Housing Infrastructure Fund announced in the Autumn Statement, which will also be accessible by the garden villages. In addition to funding, support will also be available in terms of expertise, brokerage and new planning freedoms.

- Culm in Mid Devon
- Welborne near Fareham in Hampshire
- West Carclaze in Cornwall
- Dunton Hills near Brentwood, Essex
- Spitalgate Heath in South Kesteven, Lincolnshire
- Halsnead in Knowsley, Merseyside
- Longcross in Runnymede and Surrey Heath
- Bailrigg in Lancaster
- Infinity Garden Village in South Derbyshire and Derby City area
- St Cuthberts near Carlisle City, Cumbria
- North Cheshire in Cheshire East
David Ralph, D2N2 Chief Executive, said: “In helping to deliver housing, D2N2 looks to help its areas communities and families flourish, as well as its businesses. I welcome the Government announcement about the creation of these new garden villages and am sure that, along with our own involvement in various housing projects, it will help people in the D2N2 area to access jobs.”
Housing and Planning Minister Gavin Barwell added: “Locally-led garden towns and villages have enormous potential to deliver the homes that communities need.
“New communities not only deliver homes, they also bring new jobs and facilities and a big boost to local economies. These places combined could provide almost 200,000 homes.
Due to the high level of expressions of interest submitted in July 2016, Government has made an additional £1million available this year for development of other garden village proposals. It is hoped that by 2020, more than 25,000 housing starts will be as a result of garden villages, towns and cities supported by Government.
