Southern Link Road creates route to new homes

The first phase of an extensive Nottinghamshire housing project has now been granted planning permission.

Nottingham housebuilding company Avant Homes has acquired a 16-acre site south of Newark, Nottinghamshire, for the development of 173 new homes as part of a £500million Growth Point project. This will consist of major developments including new homes, schools, community facilities, green spaces and walkways, footpaths and cycleways. This development will also benefit from good transport links to Newark and the surrounding area by means of a new southern link road, part-funded by the D2N2 Local Enterprise Partnership (LEP).

D2N2 is the LEP for the Nottinghamshire and Derbyshire area and works with businesses, local authorities, skills and training providers and community and voluntary organisations, to boost its areas infrastructure and help create new jobs and homes. As part of its mission, D2N2 has an allocation of Local Growth Funding from Government, which is used for infrastructure projects across its area, including road improvements such as the Newark Southern Link Road.

The Newark Southern Link road will be a new four-mile long road, linking the A46 (near Farndon) with the A1 (near Fernwood), with roundabout junctions at both ends. It is designed to ease traffic congestion and improve journey times along the Newark bypass, by providing an alternative A46 to A1 route and a new River Devon crossing point. It is being funded by the D2N2 LEP, Urban & Civic PLC, Newark and Sherwood District Council and the Homes and Communities Agency (HCA) – a public body sponsored by the Department for Communities and Local Government.

In November of 2015, the D2N2’s Infrastructure and Investment Board (IIB) agreed on £7million for the scheme. When complete, the Newark Southern Link Road will open up around 278 hectares of land, adjacent to the southern edge of Newark’s built up area, for housing and employment use. Phase one of this development, which has provided a connection to Staple Lane and improved access to the A1, has allowed the initial developments to go ahead. The entire road is due to be completed before March 2020.

The properties built by Avant Homes will be a mixture of three, four and five-bedroom semi-detached and detached homes. Groundworks are expected to commence in May 2017, with the first homes ready by January 2018.

David Ralph, Chief Executive of the D2N2 LEP, said: “Good transport connections are not only vital for business, they improve access to potential development land, which in turn makes those spaces viable for businesses and housing developers looking for opportunities.

“D2N2’s Local Growth Fund allocation of £7million for the Newark Southern Link Road project, along with contributions from Urban & Civic and other partners, provides an unprecedented opportunity for the area to fund a strategic approach to building the necessary infrastructure to promote economic growth and create new jobs, which will benefit all our communities.”

This is a significant milestone for the project and signals the start of large-scale housing delivery at Middlebeck. The first phase of the Southern Link Road has really transformed the land and we are looking forward to building on this momentum over the coming months with the first homes, on-site roads and green spaces at Middlebeck.”
