D2N2 Funding Helps Derby’s Marble Hall achieve 55% occupancy in four months

A new Derby office development is already up to 55% occupancy, having opened just four months ago.

Derby’s iconic Marble Hall, located on Nightingale Road, Osmaston (pictured), has recently undergone a major refurbishment, to transform it into 42 high quality offices, ranging in size from 100-800ft2 and has already attracted a wide range of tenants, from start-ups and small and medium enterprises (SMEs) to established and developing businesses. The redevelopment of Marble Hall cost a total of £4million, £1.5million of which came from the D2N2 LEP Growing Places Fund (GPF), set up to help accelerate stalled developments.

D2N2 is the Local Enterprise Partnership (LEP) for Derby, Derbyshire, Nottingham and Nottinghamshire, and works to grow its areas economy, with the aim of creating 55,000 new jobs in ten years (2013-2023) and making the D2N2 area a great place to live, work and invest. As part of this mission it ran a Growing Places Fund (GPF) programme, which is a loans scheme set-up to provide businesses and organisations with funding to kick-start development projects, which directly create economic growth and jobs; particularly in the LEP area’s key sectors such as construction. To date GPF has approved 13 loans worth a total of £16.6m.

Derby’s Marble Hall, on Nightingale Road, Osmaston, is located on a former Rolls-Royce site. Its renovation is one of a number of projects which together make up the Connect Derby initiative, which aims to bring together a number of sites – Friar Gate Studios, Kings Chambers, Sadler Bridge Studios, Riverside Chambers, Marble Hall and Shot Tower – to provide small businesses, entrepreneurs and SMEs with the necessary IT infrastructure and business support to help them grow.

Facilities at Marble Hall include 42 high specification offices and an onsite kitchen and training provision provided by YMCA Derbyshire. A day nursery with the capacity for 16 two – three year olds and 26 three – four year olds is also set to open later this year (2016).
